A navy island the length of a dining table, green granite counters, a professional range, and a coffered plank ceiling over all of it. Six wicker stools on one side, the cooking side kept clear — so nobody has to take turns.

The Heated Pool

Private, heated, and covered when you need it

Fenced and entirely your own, with a cover, a pile of floats and rafts, and seating in both sun and shade — teak chaises with navy cushions under tan umbrellas on the bluestone, sling chairs on the grass, a wicker sofa on the deck a few steps up, and a chiminea and built-in grill at the deck edge. The outdoor ping pong table sits on its own pad at the far end. It is the thing guests mention first.

After Dark

The lights come on and nobody goes inside

The pool lights up blue, the beds and hedges are uplit gold, and there are string lights strung through the trees along the back. Drinks get carried out to the patio, the wicker sofas and sling chairs fill up, and the tall steel chiminea gets going. This is where the day actually ends — not in the living room.

The Grounds

The most beautiful yard on the island

Cut lawn edged in hydrangeas and ornamental grass, with brick paths threading between the buildings. Guests describe cornhole, disc golf and enough open ground for four-on-four soccer.

The Play Yard

A real rowboat, beached on the back lawn

The boat is the genuine article — a full-size hull on a blue cradle, ship’s wheel at the bow, wooden steps up the side so children can climb aboard and take the helm. Beside it stands a timber fort with a shingled roof, a green slide and a swing set with a two-seater glider, and a sandbox the size of a small room stocked with diggers, dump trucks, molds and buckets. A teak bench and a white rocker sit on the grass within arm’s reach, and a run of evergreens screens the whole corner.

Two stories of it. Downstairs, and nothing like the barn. A black sectional runs three sides of the room under a coffered blue ceiling, and the walls are backlit shadow boxes — Harvard, Yale, Dartmouth, Celtics, Red Sox, Yankees, Ali’s gloves — with cast film reels and camera sconces between them. At the near end: the screen, a wall rack of candy, a mini fridge, bean bags and a putting mat. The ping pong Tiffany L. remembers from down here now lives out on the pool patio.

Covered, cedar-shingled and deep enough to seat the whole group at one table, with a built-in grill at the rail and a hanging swing at the far end. The place the day slows down.

A second home underneath the first

Not a kitchenette — a full white shaker kitchen with a range, a dishwasher and a stainless fridge, open to a plank farm table that seats six and a navy-striped sectional under the television. Its own bedroom is off it, and so is a real nursery: teal walls, a navy crib, a glass-front armoire full of toys and a lamb rocker. This is why two families on different schedules work here when they would not anywhere else.

Five minutes to town, ten to Cisco Beach, on bikes

The Cisco path starts at the door — no car, no parking, no shuttle. Downtown is a five-minute ride one way and Cisco Beach is ten the other, with Bartlett’s Farm and the brewery on the way. There are bikes for everyone, plus beach chairs and coolers, already here.
